What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of your property's fixed electrical installation — the wiring, consumer unit, sockets, switches and earthing. A qualified electrician tests and visually inspects everything and issues a report graded from satisfactory to requiring urgent remedial work. The report tells you the exact condition of your electrics right now, what needs attention, and what can wait. For domestic properties, an EICR is recommended every 10 years for owner-occupiers and every 5 years for rental properties. How much does an EICR cost in Wirral?

Do landlords need an EICR in England?
Yes — since 1 April 2021, all landlords in England are legally required to hold a valid EICR for their rental properties. The report must be renewed at least every 5 years and a copy given to tenants within 28 days of the inspection, to new tenants before they move in, and to your local council on request within 7 days. Failure to comply can result in a civil penalty of up to £30,000.
